Yes! All bookings made directly through FunCoastRentals.com will have the opportunity to purchase either Standard Travel Protection or Cancel for Any Reason Travel Protection through RentalGuardian during checkout. If you book a Fun Coast Rentals stay through a third-party booking site (Airbnb, Vrbo, etc.), you will have the option to buy either plan through RentalGuardian up to 30 days prior to your arrival. Purchase is optional, but HIGHLY recommended to protect yourself financially in the event of any number of unforeseen trip cancellation causes.

Bookings made directly with Fun Coast Rentals will have the following cancellation policy:

The guest will receive a 100% refund (minus a 3% processing fee) of funds paid if the cancellation occurs greater than thirty (30) days before the arrival date. The guest will receive a 50% refund of funds paid if the cancellation occurs at or between thirty (30) and fourteen (14) days before the arrival date. No refunds will be issued for cancellations made within fourteen (14) days of the arrival date. Date and time determination for cancellation policy applicability will be based on 00:00 Eastern Time (ET).

For bookings made through a third-party booking site (Airbnb, Booking.com, etc.), cancellation policies vary depending on a number factors. Details on cancellation policies for bookings made through those channels can be found on their respective booking pages at checkout.

Fun Coast Rentals will collect 50% of the total booking amount if the booking occurs greater than thirty (30) days prior to the arrival date. If the booking occurs within thirty (30) days of the arrival date, 100% of the booking amount will be collected at the time of booking. For bookings made greater than thirty (30) days from the arrival date, a second payment collection for the remaining 50% amount will occur at thirty (30) days prior to arrival date.*

*Third party channels such as Airbnb and Booking.com may have differing deposit policies for our rentals. The applicable deposit policy can be found on the respective listing prior to booking.

We currently accept all major credit and debit cards including: American Express, Visa, Master Card, Discover, Diners Club, and JCB.


Property Owners

Fun Coast Rentals management services are commission based and calculated as a percentage of advertised rates and fees collected on each booking–so we only make money if you do! Our commission for management services rendered is 20% of advertised rates and fees.

Certainly! Let’s say a guest has booked your vacation rental through Airbnb for 3 nights at an advertised rate of $100 per night ($100 x 3 = $300). An advertised cleaning fee of $100 per stay is also applied along with a $100 pet fee. We would assess the property owner a $100 commission for that booking. ($100/night x 3 nights) + $100 cleaning fee + $100 pet fee = $500. $500 x .20 = $100 commission.

 

Commission charged by Fun Coast Rentals is calculated on advertised rates and fees. This means that an advertised fixed fee amount (like a cleaning or pet fee) may vary depending on which third-party booking platform a booking came from. Fun Coast Rentals does not calculate commission on any advertised credit card (administrative) fees or taxes charged to the guest.

Our industry-leading Damage Protection insurance is provided through Waivo and covers the property and its contents from theft and guest damages (both accidental and intentional) for up to $20,000 USD on each and every booking–no matter which booking platform it came from! Yes! Blocking off days for yourself is a breeze!! Simply log into your Owner’s Portal to conveniently block off your dates. As a general rule, we recommend blocking off dates as far in advance as possible to avoid schedule conflicts.

Appropriate sales and lodging taxes for all bookings will be collected and remitted to the appropriate collection agencies on behalf of the owner by Fun Coast Rentals.

 

Taxes collected and remitted include:

Florida Sales Tax & Volusia County Sales Surtax: 6.5%

Volusia County Tourist Development Tax: 6%

 

IMPORTANT: Sales and lodging tax remittance performed by Fun Coast Rentals does not satisfy any other tax responsibilities the owner might have (ie. federal and state income taxes) from monies earned on their property. Always consult with a tax professional before making any financial or tax-related decisions.

Please note that any bookings taken by vacation rental owners directly outside of the Fun Coast Rentals reservation system (and subsequently blocked off through the owner’s portal) are not absolved from the obligation of collecting and remitting appropriate sales and lodging taxes to the appropriate collection agencies. Therefore, it is the SOLE responsibility of the owner to remit them in such cases.

Depending on where in Volusia County your property is located, you may require a few licenses before we can offer your property for booking. All vacation rentals in Florida will require a DBPR 509 license from the Division of Hotels & Restaurants, which will be taken care of by Fun Coast Rentals during the onboarding process.

Properties located within New Smyrna Beach city limits will also be required to obtain a Business Tax Receipt (BTR). The property owner must apply for the Business Tax Receipt themselves as Fun Coast Rentals is not authorized to sign disclosures on the owner’s behalf for this application. To make this process easier, owners will be provided a step-by-step application guide during onboarding.

NOTE: Properties located within New Smyrna Beach city limits are only allowed to be rented short-term (for periods of less than 30 days) in specific zoning. To see if your property falls within the New Smyrna Beach Short Term Rental Zoning, please reference the shaded gray areas of this map.

All properties managed by Fun Coast Rentals must have the following features:

  1. Be located in New Smyrna Beach, FL or its associated unincorporated areas (Silver Sands & Bethune Beach).
  2. Must be legally rentable short term (for periods of less than 30 days).
  3. Must have secure high-speed Wi-Fi internet service.
  4. Must be accessible via Smart Lock/Electronic Keypad without use of a physical key.
  5. Must have a lockable owner’s closet area or lockable cabinet equivalent to store amenities on site.
